Home/Soffit and Fascia Repair in Sioux Falls
Soffit and fascia repair in Sioux Falls
Fascia is the board along the roof edge that holds your gutters. Soffit is the underside of the overhang, and its vents let air into the attic. In Sioux Falls both take a beating from ice dams, overflowing gutters and animals looking for a way in.
What do soffit and fascia do?
They close in the edge of the roof. The fascia runs along the roof edge and carries the gutters. The soffit covers the underside of the overhang, from the fascia back to the wall.
Vented soffit has a second job: it is where the attic breathes in. Cool, dry air enters at the soffits and pushes warm, moist air out through vents at the ridge. Close off the soffits and that flow stops.
How can you tell soffit or fascia is damaged?
Start at the gutters. Water spilling over a clogged gutter soaks the fascia behind it, and an ice dam backs meltwater up behind the gutter into the same board. Look for:
- fascia that is soft, swollen or peeling behind the gutter
- gutters pulling away from the house
- stains on the soffit under the eaves
- soffit panels sagging, cracked or missing
- birds, bats, squirrels or wasps going in and out at the eaves
Rot can run deeper than the board. Behind rotten fascia a contractor may find damaged subfascia, rafter tails, roof decking or blocked vents. Repairing rafter tails is structural, and in Sioux Falls structural work needs the Residential Building Contractor license, not just the roofing license. Here is how to check which license a contractor holds.

What are soffit and fascia made of?
Wood, vinyl or aluminum. Soffit panels come solid or vented. Wood fascia can be replaced in wood, or covered with an aluminum wrap once the rot is cut out.
Choose vented soffit wherever the attic is vented. Solid panels let no air in.
How much do soffit vents matter for the attic?
They are the intake half, and GAF’s guidance is that exhaust should never exceed intake. Work out how much vent area your attic needs before anyone picks panels.
The number to ask about is net free area, the open vent space a panel gives in square inches. Makers do not publish it the same way. CertainTeed says one hidden-vent vinyl soffit gives more than 10 square inches and another up to 9.65, without making clear whether that is per panel or per foot. Ask the contractor for the net free area per linear foot of the panel they plan to use, in writing.
A new vented soffit does nothing if attic insulation is packed against it from inside. Insulation must not block the soffit vents.
How much does soffit and fascia repair cost?
We found only national figures, and they disagree. No Sioux Falls or South Dakota price for this work turned up.
| Source | What it prices | Figure |
|---|---|---|
| HomeAdvisor, 2025 | Soffit and fascia | $6 to $20 per linear foot; about $2,500 average ($1,050 to $3,300) for a one-story house with about 250 linear feet |
| Angi, 2025 | Fascia only | $7 to $22 per linear foot, average about $14.60, up to $40 on tall or hard eaves |
| ThePricer, August 2026 | Soffit and fascia together | $9 to $34 per linear foot |
| This Old House | Soffit material | Wood $14 to $22, vinyl $14 to $23 per linear foot, plus about $1.50 to $3 labor |
| Allura | Soffit material | Wood $1 to $3, vinyl $5 to $8 per linear foot |
The two soffit material figures are miles apart. Price your own job by the linear foot of eave, and ask whether rotten wood found behind the fascia is in the quote or extra.
Do you need a permit for soffit and fascia in Sioux Falls?
We could not confirm it. Soffit and fascia are not named on the city’s fee schedule, or on the roofing license page, which names shingling, siding, windows and doors. Call Sioux Falls Building Services at 605-367-8670 before work starts. Call again if the job turns up rotten rafter tails.
Painted wood on an older house
Painted wood fascia and soffit on a house built before 1978 bring in federal lead rules. Paid work on a pre-1978 home needs a firm certified under the EPA’s Renovation, Repair and Painting rule, and disturbing more than 20 square feet of painted exterior requires lead-safe work practices. About 35% of Sioux Falls homes were built before 1980, by Census Bureau estimates for 2020 to 2024.
Questions about soffit and fascia in Sioux Falls
What is the difference between soffit and fascia?

How much does it cost to replace soffit and fascia?
National 2025 figures run about $6 to $20 per linear foot, and HomeAdvisor puts a one-story house at about $2,500. We found no Sioux Falls figure, so get a measured quote.
