Paying for a new roof in Sioux Falls

A new roof gets paid for by insurance, a loan, savings or a help program. Here is how roofer financing works and where it goes wrong, what home equity and personal loans cost in October 2026, and the help Sioux Falls and South Dakota offer lower-income owners.

How does an insurance claim pay for a roof?

A covered hail or wind claim pays for the roof minus your deductible, which is your share and no roofer can legally pay it for you. An older roof may be paid at its depreciated value rather than the price of a new one. Ask your insurer whether it holds back part of the money until the work is finished, so you know how much cash you need up front. The rest is on how roof claims work in South Dakota.

How does roofer financing work?

It is a loan from a third-party lender, set up by the roofer at your kitchen table. Start with what a roof costs in Sioux Falls so you know how much you are borrowing.

The trap is deferred interest. Offers sold as “same as cash” or “no interest if paid in full in 12 months” can work this way: interest builds from the day you sign, and if any of the promotional balance is left when the promotion ends, all of that interest lands on your bill. The Consumer Financial Protection Bureau says to watch the “if”.

Its own example is small. A $400 purchase, paid at $25 a month for 12 months, with 25% interest after the promotion:

  • True 0% intro rate: you owe $100 when the promotion ends.
  • Deferred interest: you owe about $165, because about $65 of interest from the purchase date is added back.

On a roof balance of several thousand dollars, the same rule adds far more. Ask who the lender is, whether the offer is deferred interest or a true 0% rate, and what the rate becomes afterward. Then work out the monthly payment that clears the balance in time. The minimum payment usually will not.

Is a home equity line or a personal loan cheaper?

A home equity line costs less, about 7.34% against 12.55% for an unsecured personal loan, but it borrows against your house. A personal loan needs no equity. These are national averages from mid-October 2026:

OptionRateSource and date
Home equity line of credit (HELOC)7.34%Bankrate national average, week of 14 October 2026
Unsecured personal loan12.55%Bankrate national average, week of 14 October 2026
24-month personal loan at a bank11.90%Federal Reserve, August 2026
30-year fixed mortgage7.40%Freddie Mac weekly survey, 15 October 2026

Rates change every week. Ask a bank or credit union for a quote to set beside the roofer’s plan. We found no current average for a fixed-rate home equity loan, and no published rates for Sioux Falls lenders.

What about a cash-out refinance?

It rarely fits. It replaces your whole mortgage with a bigger one at today’s rate: the 30-year average was 7.40% on 15 October 2026, up from 7.03% in late September. If your mortgage rate now is well below that, you would pay the higher rate on the entire balance to fund one roof. A home equity line leaves your first mortgage alone.

Is there help paying for a roof if money is tight?

Yes, for owners under the income limits. None is confirmed to pay for a roof, so call first.

City of Sioux Falls rehab loan

Inside city limits, the Housing Division offers a Single-Family Rehabilitation loan at 0% interest, with nothing due until you sell or move out. The 2026 income cap is 80% of median family income: $89,750 for a family of four or $62,850 for one person. Those figures come from the city’s April 2026 announcement; the city’s own page would not open, and we could not confirm that the loan covers roofs or how much it lends. Call the Housing Division at 605-367-8180.

USDA Section 504 repair loans and grants

Rural areas only, so homes in Sioux Falls do not qualify. Some nearby towns may: check your address on the USDA eligibility map.

Household income must be at or below 50% of the area median for your county. Loans go up to $40,000 at a fixed 1% for up to 20 years. Grants of up to $10,000 over a lifetime ($15,000 in a presidentially declared disaster area) are for owners 62 or older, and must be repaid if you sell within three years. Together, a loan and grant top out at $50,000, or $55,000 after a declared disaster.

SD Housing CHIP loans

SD Housing’s Community Home Improvement Program makes reduced-rate repair loans to low and moderate income South Dakotans through participating lenders. You need no home equity, but you do need to qualify for credit, and income limits are set by county. We could not confirm the current rate, the largest loan or whether a roof qualifies. SD Housing is at 605-773-3181.

Habitat for Humanity of Greater Sioux Falls

In 2023 the affiliate was running a repair program for low-income owners in Minnehaha, Lincoln and Turner counties, focused on outside work at minimal cost. Call to ask whether it is taking applications and whether it does roofs.

SBA disaster loans

These open only after a declared disaster. Homeowners can then borrow up to $500,000 to repair or replace a primary home, for up to 30 years, at no more than 4% if you cannot get credit elsewhere or 8% if you can. Payments are deferred for the first 12 months.

Is there a tax credit for a new roof in 2026?

No. There is no federal tax credit for a new roof in 2026. The energy efficient home improvement credit ended for work placed in service after 31 December 2025. A roofer who promises one is out of date.

Property tax is less clear. State law lets a county add the value of new improvements to its assessments, but we found nothing that says whether replacing an old roof with a new one counts. Ask the Director of Equalization in Minnehaha or Lincoln County, whichever your home is in.

How do I protect my money once I sign?

Pay in stages, get a lien waiver with every payment, and never pay in full before the job is done.

If the roofer or a supplier goes unpaid, they can put a lien on your house. Under SDCL 44-9-15 they have 120 days after the last work to file it with the county register of deeds. South Dakota usually requires no warning notice first, so you might hear nothing about an unpaid shingle bill until the lien shows up. Ask the roofer for a lien waiver each time you pay, and on a big job ask for one from the main supplier too.

You can also back out of some contracts. The FTC’s Cooling-Off Rule lets you cancel a sale of $25 or more made at your home until midnight of the third business day, though it leaves out repairs you asked for. South Dakota’s door-to-door rule gives three business days too, even when you invited the seller over. The state also lets you cancel a storm roofing contract within 72 hours and bars any roofer from paying your deductible.

Before any money changes hands, check the roofer’s city license.
