How long does a roof last in South Dakota?
National charts give asphalt shingles 20 to 30 years and metal 40 or more. Roofs around Sioux Falls take hail most summers and about 97 freeze-thaw days a year. Both can end a roof early.
How long does each type of roof last?
About 20 years for 3-tab asphalt shingles, 30 for architectural shingles and 40 or more for metal. Every figure here is national. We found no study of roof life in South Dakota.
| Roof | Life quoted | Who says so |
|---|---|---|
| 3-tab asphalt shingles | 20 years; 15 to 20 years | Home inspectors’ chart; an insurer’s guide |
| Architectural asphalt shingles | 30 years | Home inspectors’ chart |
| Asphalt shingles, any kind | About 20 years; 15 to 30 years | National home builders’ study (2007); an insurer’s guide |
| Metal | 40 to 80 years; 30 to 50+ years | Home inspectors’ chart; metal roofing trade group |
| Wood shakes | About 30 years | National home builders’ study (2007) |
| Fiber cement shingles | About 25 years | National home builders’ study (2007) |
| Slate, copper, clay or concrete tile | Over 50 years | National home builders’ study (2007) |
The builders’ study came from a phone survey of manufacturers, trade groups and researchers. The 30 to 50 year metal figure is the metal industry’s own claim.
A second layer of shingles over the first wears out sooner. One insurer’s guide says a roof laid over old shingles may need replacing after about 20 years.
A shingle warranty is a separate number. Two big makers define “lifetime” as for as long as the original owner owns the house, so compare what each shingle line’s warranty covers before you buy. Low porch, garage and shop roofs use membranes, and the figures for how long flat roof membranes last are thinner still.
What shortens a roof's life around Sioux Falls?
Small hail does more harm than it looks. A 2025 peer-reviewed study by the Insurance Institute for Business and Home Safety (IBHS) hit shingles with repeated hail under 1 inch, then left them out in the weather for a year. They held up worse against later large hail, and IBHS reported them about 10 times more susceptible to damage.
Granules are the gritty top layer of a shingle. In the same tests, the granules knocked off by many small stones added up to more than one 2-inch stone took. Once they are gone, the bare asphalt is open to the sun and turns brittle faster.
Small hail is the common kind here. Of 269 NOAA hail reports in Minnehaha, Lincoln, Turner and McCook counties from 2015 to June 2026, 233 were under 1.75 inches.
Then winter. Sioux Falls averages about 97 days a year that freeze and thaw. The city’s building code table rates its weathering “Severe”, sets an air freezing index of 2,530 and requires an ice barrier under the shingles at the eaves.
Ventilation is the cause you can fix. Roofing contractors link curling shingles to poor ventilation, though we found no study that measures it. Ask about attic ventilation and insulation whenever the roof is open.
How do I know my roof is near the end?
Look at the whole roof. A few curled or cracked shingles can be repaired. Curling and cracking across the whole roof points to replacement, according to roofing contractors.
One insurer’s homeowner guide lists these signs:
- Damaged or missing shingles
- Granules in the gutters, a stronger signal on a roof over 10 years old
- Moss
- Failing flashing
- Water stains or a musty smell inside
- A sagging or uneven roofline
- Daylight through the roof boards in the attic
- Frequent repairs
Most of these you can check from the yard or the attic. Stay off the roof. If you see any of them, get a roof inspection with dated photos.
Does roof age change what insurance pays?
Yes. A common pattern among insurers is replacement cost until the roof reaches a set age, such as 10 years, then actual cash value after that.
The gap can be wide. Actual cash value pays the roof’s depreciated value. Replacement cost pays for a new roof, minus your deductible. One national insurer’s example: a 10-year-old roof valued at $5,000, against a $9,000 replacement.
Some insurers use a roof payment schedule instead, paying a falling share of replacement cost as the roof ages. Schedules differ by insurer. In South Dakota, one carrier’s 2024 bulletin settles wind and hail roof losses at actual cash value once the roof is 10 or more years old.
An older roof can also raise your premium. If your policy pays actual cash value, ask your agent about a replacement cost endorsement, and read how a roof claim works in South Dakota before the next storm.
How many Sioux Falls roofs are coming due?
About 2,000 a year inside city limits, and far more after a bad storm. The city’s 2025 permit report says a typical year with one hail event brings 1,800 to 2,000 shingle permits. 2022 brought more than 5,000. After a spring hailstorm in 2014, reshingling applications passed 6,000, against a usual 2,100.
Home ages show where the next wave comes from. About 35% of homes in Sioux Falls were built before 1980 (Census, 2020 to 2024), so most are on their second or third roof. The small towns run older still: the median home in Canton was built in 1960, in Lennox in 1977.
The newer towns are next. About 22,400 homes in the metro went up from 2000 to 2009, including 37% of Harrisburg and 30% of Brandon. Any still on the original shingles have a roof 17 to 26 years old, inside the 20 to 30 years the national charts give asphalt.
Tea, where 40.2% of homes were built in 2010 or later, reaches first-reroof age from about 2030, unless a storm brings it forward. The record of Sioux Falls hail and wind storms shows which years hit which towns.
Questions about how long a roof lasts in South Dakota
How long do shingles last in South Dakota?
National charts give 3-tab asphalt about 20 years and architectural shingles about 30. We found no South Dakota study, and repeated small hail makes shingles age faster, so a roof here can wear out sooner.
How long does a metal roof last?
A home inspectors’ chart gives metal 40 to 80 years, and the metal roofing trade group says 30 to 50 or more. Both are national figures.
Is a 20-year-old roof too old?
For 3-tab shingles, 20 years is the end of the usual range. An architectural roof may have years left, but get it inspected, because some insurers pay only actual cash value once a roof passes a set age.
Does an old roof cost more to insure?
It can. Older roofs can raise premiums, and some insurers switch from replacement cost to actual cash value once a roof reaches an age such as 10 years.
How long does a roof last on a house built in the 2000s?
If it still has its original roof, the shingles are 17 to 26 years old now, inside the 20 to 30 years national charts give asphalt. Hail may already have forced a replacement.
