Home/Roof Replacement Cost in Sioux Falls
Roof replacement cost in Sioux Falls
Published prices for a basic Sioux Falls reroof run from $5,895 to a $12,300 average, and two statewide averages sit about 2.5 times apart. Here is where each figure comes from, the per-square math, and what changes your price.
What is a roofing square?
A square is 100 square feet of roof. Roofers price by the square, so a 2,000 square foot roof is 20 squares.
Roof area and house size are different numbers. The roof covers the footprint of the house plus the overhangs, and a steeper pitch adds surface. A two-story house has a smaller roof than a ranch with the same living space.
Keep that in mind when you compare prices. Some published figures are for a roof of a given size and others are for a home of a given size, which is one reason they disagree.
What do published figures say a Sioux Falls roof costs?
These are the figures we found in October 2026, with what each one assumes.
| Figure | Source type and date | What it covers |
|---|---|---|
| $5,895 to $7,521 | 2026 quote platform, updated July 2026 | Sioux Falls, asphalt shingle roof of 1,282 sq ft |
| $12,300 average | Roofing seller’s page, April 2026 | Sioux Falls, 2,000 sq ft home |
| $6,500 to $14,000 | Roofing directory, 2026 | Sioux Falls, architectural asphalt |
| $8,500 to $18,000 | Same directory, 2026 | Sioux Falls, Class 4 impact-resistant shingles |
| $7,102 average, range $5,519 to $18,270 | National home guide, date not shown | South Dakota statewide |
| $17,595 average | National cost guide, date not shown | South Dakota statewide, 1,700 sq ft roof |
| $5 to $31 per sq ft | Statewide cost guide, 2026 | South Dakota, basic asphalt up to copper |
The two statewide averages, $7,102 and $17,595, are about 2.5 times apart. None of these sources shows its method, and the seller’s page lists three shingle packages at $5,200 to $9,200 for the same 2,000 square foot home that do not add up to its own average.
For scale, an insurance data firm put the average US roof replacement claim at $17,631 in 2025, up 33% on the 2021 to 2024 average. That is a national insurance average.
What does that work out to per square?
Take the quote platform’s figure, the only Sioux Falls one tied to a roof size. A 1,282 square foot roof is 12.82 squares.
- $5,895 divided by 12.82 squares is about $460 a square.
- $7,521 divided by 12.82 squares is about $587 a square.
The same page says “$5 to $6 per sq ft”, which does not match its own totals of about $4.60 to $5.87. It mixes up totals and rates.
Tear-off is extra. The platform puts it at $100 to $150 a square, so taking one layer off those 12.82 squares adds about $1,282 to $1,923.
To run your own numbers, get your roof’s area in squares from the contractor’s measurement. Multiply by a per-square price, then add tear-off and the items below.
What changes the price of a roof replacement?
- Layers to tear off. Tear-off runs $100 to $150 a square on the quote platform. The model building code bars a new layer over two or more old ones, so a two-layer roof comes off down to the deck.
- Decking. Soft or rotted wood under the shingles has to be replaced. We found no published Sioux Falls price for it, so ask for a per-sheet price in writing.
- Pitch. A steeper roof has more surface over the same house. No local figure for a steep-roof charge was found.
- Material. The directory’s Sioux Falls figures run $6,500 to $14,000 for architectural asphalt and $8,500 to $18,000 for Class 4. The national cost guide’s statewide figures put asphalt at $6,763 and metal at $20,160.
- Ice barrier. Sioux Falls requires ice barrier underlayment, which under the model code runs from the eave to at least 24 inches inside the wall line. Check that the quote includes it.
- Flashing. The quote platform lists chimney flashing at about $200 extra.
- Permit. The city’s 2026 fee schedule charges a flat $40 for residential reshingling.

Will insurance pay for my new roof?
Only if a covered storm caused the damage, and you pay the deductible first. Wind and hail deductibles of 1% to 2% of home value are common: $4,000 to $8,000 on a $400,000 house.
Age matters too. One South Dakota carrier has settled wind and hail losses at actual cash value since 2024 once a roof is 10 years old, which pays a depreciated amount instead of the cost of a new roof.
State law bars roofers from advertising or promising to pay or rebate your deductible, and a contract that breaks that rule is void. Read how roof claims work in South Dakota before you file.
Why is a measured quote the only firm number?
Every figure above is for somebody else’s roof. Your price depends on your squares, pitch, layers, decking and shingle, and only a measurement settles them. Ask for a written quote with the area in squares, the layers coming off, the shingle line and the decking price, and do not pay in full before the job is done. Then check the roofer’s city license.
