New siding with a new roof in Sioux Falls

Siding and roofing in Sioux Falls meet at one weak spot: the line where a roof runs into a wall. Replace both in one job and one crew flashes that joint from start to finish.

What siding do Sioux Falls homes have?

Vinyl, by a wide margin. On new homes started in 2024 in the West North Central Census division, which includes South Dakota, vinyl was the main wall material on 49% of them, by a 2025 NAHB analysis of Census data.

Nationally the race is closer. Vinyl led 2024 starts at 26%, then stucco at 25%, fiber cement at 23%, brick at 16% and wood at 6%.

We found no count of siding types on existing Sioux Falls homes. Only new ones.

Which siding holds up best to hail and cold?

Nobody can say for certain, because no independent hail test exists for siding. The Insurance Institute for Business & Home Safety said as much in 2013 and named a siding test method as a goal. Shingles have the Class 4 impact rating to shop by. Siding has nothing like it.

So every hail figure for a siding product is the maker’s own. LP warrants its SmartSide engineered wood siding against hail up to 1.75 inches across, when installed to LP’s instructions, and the warranty excludes damage to the paint. LP also says testing it paid for at Texas Tech left SmartSide undamaged by 1.75 inch hail while vinyl cracked under 1.25 inch hail. We found no independent repeat of that test.

James Hardie sells a fiber cement line, HZ5, for climates with freezing temperatures, snow and ice. We found no hail rating for it, and no test data at all for steel siding. Certified vinyl is tested to ASTM D3679, which covers wind load and impact. Makers quote vinyl wind ratings from different test methods, so the mph figures on two brands cannot be compared.

Cold weather installs

Vinyl needs more room to move when it goes up cold. The vinyl installation standard, ASTM D4756, calls for 3/8 inch clearance at openings and stops when installing below 40 F. Crews set their own floor: one Minneapolis remodeler stops vinyl work around 20 F, and a Wisconsin contractor works down to 0 F. With fiber cement the worry is caulk, which does not flow well in the cold.

Planning a November job? Ask the crew what temperature they stop at.

Why replace siding and the roof at the same time?

The roof and the wall share flashing. Where a roof slope runs along a wall, step flashing goes in with each shingle course and turns up the wall behind the siding. At the bottom of that wall, kick-out flashing turns the water away from the wall and onto the roof or into the gutter. Here is how roof-to-wall flashing should be installed.

Because step flashing sits behind the siding, replacing it right means pulling the bottom courses of siding along that joint. With both jobs new, one crew does the joint in order: flashing, house wrap lapped over it, then siding that stops at least 1 inch above the roof surface, as the Department of Energy’s Building America guide lays out.

A bad joint hides its damage. Building America says missing step and kick-out flashing has cost homeowners thousands of dollars: water gets into the wall, rots sheathing and framing, and grows mold, while vinyl, fiber cement and brick veneer can hide it for years. Look for streaks, mold, rot or peeling paint below any spot where a roof edge meets a wall.

Does insurance have to match new siding to the old?

That depends on your policy. We found no South Dakota rule that makes an insurer match siding. The state’s unfair claims law, SDCL 58-33-67, covers how claims are handled, such as acting on claim letters within 30 days and explaining a denial, and its listed text says nothing about matching.

A national model regulation from the NAIC, the state insurance regulators’ association, asks insurers to replace enough for a reasonably uniform look when new pieces will not match. States adopt it unevenly, and courts split on whether it can be enforced. Some carriers sell a matching-siding endorsement, though not in every state.

If hail hit both the roof and the walls, ask the adjuster in writing how mismatched siding will be handled, and check your policy for a matching endorsement. Deadlines, deductibles and the rest are in how roof insurance claims work in South Dakota.

Do you need a license and a permit for siding in Sioux Falls?

A license, yes. Inside city limits, the Residential Roofing and Repair Contractor license that covers reshingling also covers siding, as long as the job makes no structural changes. Here is how to check a contractor’s city license.

The permit is murkier, because the city’s own sources disagree:

  • The 2026 fee schedule charges a flat $40 for residential re-shingling and residing.
  • The draft building code amendment lists siding replacement on a detached, owner-occupied single-family home as work that needs no permit. We could not confirm the final adopted wording.
  • The city’s chief building official told KELO that most renovation projects need a permit, and named adding siding.

Call Sioux Falls Building Services at 605-367-8670 with your address before work starts. The roof needs its permit either way. Outside the city, ask the town or county.

What if the house was built before 1978?

Federal lead rules apply. On paid work at a pre-1978 home, the firm has to be certified under the EPA’s Renovation, Repair and Painting rule. Once a job disturbs more than 20 square feet of painted exterior, lead-safe work practices are required too.

Old siding coming off counts. The EPA says pulling aluminum siding that was nailed over painted wood falls under the rule if it disturbs more than 20 square feet of that paint.

About 35% of homes in Sioux Falls were built before 1980, by Census Bureau estimates for 2020 to 2024. If yours went up before 1978, ask for the firm’s EPA certification before you sign.

What does new siding cost with a new roof?

The dated figures we found are national. Cost vs Value 2025 puts a vinyl siding replacement at $17,950, with about 97% of that back at resale, and fiber cement at $21,485, recouping about 114%. HomeAdvisor’s 2025 national range runs lower, $5,564 to $17,705 with an average of $11,577, and counts partial jobs.

Cost vs Value also publishes West North Central figures, but we could not read that page, and Sioux Falls is not one of its listed cities. Treat any regional siding number you see as unconfirmed.

Then add the roof. See what a roof replacement costs here, and get one quote that measures the walls and the roof together.

Questions about siding and roofing in Sioux Falls

How much does a new roof and siding cost?

We found no combined figure for Sioux Falls. Cost vs Value 2025 puts siding alone at $17,950 for vinyl and $21,485 for fiber cement, national averages, before the roof is added.

No independent hail test exists for siding, so no one can rank it fairly. Hail ratings you see, such as LP’s warranty for hail up to 1.75 inches, are the maker’s own claims.

Yes, with care. ASTM D4756 calls for 3/8 inch clearance at openings and stops below 40 F, and some crews stop vinyl work around 20 F.

The city’s sources conflict: the fee schedule charges $40 for residing, while a draft code exempts siding on owner-occupied detached homes. Call Building Services at 605-367-8670 with your address.

We found no South Dakota matching rule. It depends on your policy, so ask the adjuster in writing and check for a matching endorsement.
